Located at 56 4th Avenue S. this home is near the edge of town yet only 2 blocks from the seniors drop in center and 4 blocks from the downtown area, grocery store, restaurants, hotel, etc..
The golf course clubhouse is two blocks away.

Just up the hill gives access to semi-public land for walking and exercising pets.

The windows are vinyl casement or awning with low e glass. The house is ranch style with a concrete footing and a preserved wood foundation. The crawl space contains the heating and water heating equipment. It is insulated to R20 in the walls and to R50 or more in the ceiling.
The interior has been repainted in the spring of 2013.
Heating is supplied by a high efficiency forced air furnace for the living area and underfloor hydronic heating in the attached garage. The two systems are controlled separately.
There are two 9×7 garage doors both of which have door openers. There are 11 ft. ceilings in the garage. A man door opens to the garden and features a wash up for
people or produce. It has hot and cold water.
Hot and cold water is supplied at the drive way doors for easy driveway car washing or other uses.
There are many shelves for storage, a long workbench with drawers and many electrical outlets including a 240 volt for a welder. The garage is 26 ft. by 28 ft. providing plenty of room for vehicles and hobbies.
The central vac and the water softener are in the garage for easy service.

The kitchen is designed for efficiency. There is a north facing window over the sink. There is room for a larger fridge if desired. The range is natural gas.
The living and dining areas are large with laminate flooring for easy care.
The master bedroom is large with an en-suite bathroom and lots of closet space.
The en-suite bathroom includes a 4 ft. walk in shower with handrail and a seat.
The guest bedroom is a good size with lots of closet.
The main bath is large and features a 10 jet tub and an extra large vanity. Both baths have quiet exhaust fans and the main has a window as well.
The office is built in with 4 filing drawers.
The laundry is conveniently located across from the main bath and shelves provide storage for laundry supplies. Continuous hot water is supplied by the demand water heater. There is lots of capacity. Water temperature controls are located in the laundry.
This home is well suited for seniors, singles or couples. There are many senior friendly features. We found it very comfortable for the several years which we lived in it. The heated attached garage was particularly convenient as we never had a cold or overheated car. It also saved a lot of fuel as we never had to idle a vehicle to warm or cool it.
Living in a small town such as Big Valley has several advantages if you are retired or your job does not require that you live in a bigger center. It is much quieter and safer. It is practically the same as living in the country without the inconvenience of gravel roads and longer distances to services.
Big Valley is an interesting, vibrant community that is central to Calgary, Edmonton and Red Deer. The town of Stettler provides an excellent shopping area nearby and is very competitive. Many of the bigger stores are available there such as Wal-mart and Canadian Tire.
